Master Plan for Bhiwadi - Tapookara - Khushkhera (BTK) Complex

 

Preparation of Master Plan for Bhiwadi-Tapookara-Khushkhera (BTK) Complex gained lot of attention because Bhiwadi has been identified as the priority town for the development in Regional Plan-2021. Basically the area has got lot of industrial areas and also have further tendency to develop as the industrial hub, so in this view of providing good physical and social infrastructure and thus to provide good quality of physical life to residents of the area of Bhiwadi-Tapookara-Khushkhera Complex in Alwar District, and as per Section 19.2: Management Structure of State/NCR Cell Level of Regional Plan -2021, Urban development department, Government of Rajasthan intends to prepare a Master Plan for the complex with the following objectives:

  • To provide Master plan to ensure good quality of life for the resident of the area.
  • To capitalize opportunities created by the changes occurring in global economic scene.

To make the area attractive for investment by providing high quality infrastructure.

Analysis and Master Planning

 

Scope of Work for the consultancy includes:

  • Preparation of Base Maps: Base Maps will be prepared using the Satellite Imagery and will be updated using the GPS surveys.
  • Preparation of existing land-use maps.
  • Integration of revenue map of all the revenue villages in notified /proposed urban area, superimposition of integrated revenue map upon above base map existing land use map and approved proposed land use plan 2021.
  • Collection & analysis of socio-economic data: It includes primary and secondary data collection and its analysis. Primary surveys will mainly includes the Household survey and the traffic and transportation surveys and secondary data collection will include the sectors trade and commerce, industries, water supply, sewerage, drainage, solid waste management, social infrastructure, housing, heritage, tourism, environment, existing development policies, existing development control regulations etc.
  • Projections and proposal to above socio-economic data.
  • Preparation of proposed Rail, Road, and Public Transport network plan.
  • Preparation of proposed land-use plan-2021.
  • Preparation of urban area map-2021.
  • Preparation of Draft Master Plan-2021 and Development Control Regulations.
  • Organizing a public workshop for inviting suggestions and objections as part of Notification of Draft Master Plan
